Placemaker Communities (Clarke) Limited Partnership has submitted a detailed OCP Amendment, Heritage Revitalization Agreement, Development Permit application to the City of Port Moody for the entire 2400 Block between Clarke and Spring Streets and between Kyle and Queens Streets. This transit-oriented mixed-use development is a convenient 10-minute walk to Moody Centre Skytrain Station.

The proposed development will include:
- Two, 6 storey, mixed use residential and commercial buildings separated by a vibrant pedestrian muse.
- Diverse forms of housing with a total of 184 residential units consisting of 110 strata units and 60 market rentals.
- 14 below market rental homes.  
- 13 live/work units.
- Relocation and revitalization of the existing heritage building located at 2419 Clarke Street to the corner of Clarke Street and Queens Plaza, currently home to Grit Studio coffee shop.
- Approximately 25,000 square feet of commercial spaces.
- 252 vehicle parking spaces on two underground levels accessed off Spring Street.
- 273 residential and commercial bike storage spaces.
